For many years, the number of regions where you could find positively geared areas in Australia to invest in were in short supply.

Orange County broker Steve Thomas publishes every two weeks a report on the supply of local homes for sale and the share of that inventory thats distressed properties foreclosures and short sales.

His latest report as of July 7 says …

  • 3,754 distressed Orange County properties were listed for sale 42% of the 11,331 listed overall.
  • 1,435 new escrows were opened to buy distressed Orange County properties in the past 30 days. That is 50% of the 2,864 new pending sales countywide.
  • Thomas calculated market time cross of supply and new escrows showing how long, theorhetically, it would take to sell inventory. Using that market time math, theres 2.62 months worth of distressed properties on the market vs. 5

Mortgage interest rates began dipping again last week as bad news economic news has continued to surface. With the disappointing jobs numbers that came out recently and continuing economic struggles in Europe more and more investors have been fleeing to the relative safety of US bonds, which in turn has been lowering the yield on those bonds. As we have discussed in the past, when yields on the 10-year treasury note drop mortgage interest rates normally follow. The end result is that rates on conventional and government-backed mortgages are continuing to slowly drop this week.

Chatham Lodging Trust said Thursday that it paid $195 million for five hotels with 764 rooms.

Palm Beach-based Chatham (NYSE: CLDT) is a hotel real estate investment trust. The five hotels are in California, Texas, Virginia and Washington, D.C.
