Architectural Control: Since the developer has sold all of the lots in Highgate, you dont have to worry that there will be compromises in architectural integrity or with regard to builder requirements in order to sell lots.  This, and/or the delay or abandonment of promised amenities can be an unfortunate consequence of partially developed neighborhoods in a down economy.  Also, because Highgate is almost fully built out, there is less anxiety about what will be built next door, across the street or behind a respective lot.
